Access Statement


 We want our guests to feel both welcome and relaxed during their stay with us and will do all we can to ensure this is the case.  We give below details of our accommodation and services, if you have any questions/requirements that are not covered in this access statement, please either e-mail or telephone us, we will be happy to consider any reasonable request.


Our home is on the River Wye 8 miles from Chepstow to the south and 8 miles from Monmouth to the north. From the A466 we are situated on the Bigsweir Estate and accessed by a mile long untarmaced track  which follows alongside the river.  The nearest railway station is at Lydney and we would be pleased to collect any guest from there by prior arrangement. There is a bus stop at the entrance to the estate, route 69, and again we could collect any guest from here.

On approach to Prospect Cottage, further details are on the website, please buzz at the gate, we can let you in and there is ample level parking on the gravel drive with parking right up to the front door and one small step up to the door.

Please advise us of your arrival time, we would prefer you to arrange your arrival between 4.00pm and 6pm (unless a prior arrangement has been made) so we can be sure to welcome you. There is plenty of outside lighting so no problems in the winter.

House Layout

The Guest accommodation is on 3 levels.  There is one step to the front door, which leads through the hallway to the guest lounge/dining room.  From here there is a balcony overlooking the River Wye, reached by opening French doors.

From the hallway is a cloakroom available for guests.

The 2 guest suites are on the first and second floor, with the stairs going up from the hall.

Smoke detectors/alarms are in all bedrooms, stairs, lounge/dining room together with fire extinguisher in the hallway.


The duvets and pillows are made of a synthetic filling, suitable for people with allergies.

Each bedroom is supplied with a well stocked beverage tray and complimentary toiletries in the bathrooms.

The rooms are equipped with a DVD player, Freesat TV can be viewed in the Guest Lounge.

Both suites have private facilities, one has a bath and shower the other only a shower.  If you prefer the bath, please ask upon booking.

Heating is thermostatically controlled and adjustable in all areas.

Bedrooms are lockable with keys.

Please take a little time to familiarise yourself with the guest information folder in your bedroom, paying particular attention to the fire prevention - ‘just in case’.  Also in this folder you will find emergency contact numbers for doctors and hospitals, but please speak to the owners if the need for these should arise.




Additional Information

This is a NO SMOKING establishment.

Some mobile phone networks can be accessed within the house, but there is limited reception.  If you require to make a call within the UK please ask for the landline telephone.

WiFi is available, please ask for the wireless key code.

Board games etc. are provided in the lounge together with a range of DVDs.

Cyclists can store their bicycles in our secure workshop.

Drying/laundry facilities are available if required.

We aim to source the majority of food locally and much of it will be organic, subject to availability.

People with nut allergies should be aware that we do use nuts in the kitchen, but we are used to providing nut free food.

If you have any dietary requirements please make us aware upon booking.

We have a dog and cats of our own, they all have access to the grounds.  At other times they are kept in our private accommodation.  We regret that we cannot take pets including assistance pets.  In addition Prospect Cottage might not be suitable for anybody with a severe dog/cat allergy.

Due to the layout of Prospect Cottage we cannot accept children under the age of 12.  Also, because we do not have any ground floor accommodation, the stairs could be a problem for anybody with a disability.

We recycle our plastic, paper, tins and glass, and compost kitchen waste.
